A roofing contract has the potential to harm both the customer and the home owner. Provisions to protect both need to be in place for it to be a win win situation. The one addition should be a Lien Waiver, for this protects the customer should there be a conflict with the workers, shingle provider, or container company.

A mechanical lien waiver also ensures that the workers will not place a lien on the property due to non payment by the contractor. Many times the home owner is left holding the bag so to speak. A roofing company may go under owing lots of money to matrial suppliers. In this scenario, the home owner will have to repay the debt for the lien to be lifted.

Homeowners that have a leak in their roof may need a cheap alternative for repairing their roof. A cheap way to repair the roof is with rubber cement. The rubber cement can be purchased at Home Depot or Lowe’s. The leak in the roof can be located by looking in the attic most of the time.

Take a garden hose and run the water over the roof line. Go inside the attic space and the hole in the roof should reveal its location. You can hammer a nail through the decking where the water is coming in, so you will be able to locate the hole once your back on top of the roof. Hammer the nail back through into the attic. Take the rubber cement and repair the holes in the roof surface.

Slate Tiles have been around for centuries. If the slate roof is installed properly, it has a life expectancy of at least a hundred and sixty years. The tiles are easily damaged when installing them onto the roof substrate. Once they are in place the all become one solid sheet of roofing which is very resilient.

The draw back to a slate roof system is there are few Qualified Roofing Contractors to install them correctly. The skills and knowledge have diminished throughout the years, due to supply and demand. Slate roof systems do require maintenance and up keep. So before you choose a stone roof system, be sure to do your homework.

A tornado hit our community and about three days later there were many different roofing companies that were going from door to door soliciting business. These contractors were not associated with the local community. These roofers are labeled as “Storm Chasers”. They follow storm hit areas, jumping from state to state. They will promise the world, but buyer beware.

A local Roofing Contractor is the only way to go, for if a problem should arise they would be available. The traveling roofing contractors leave unpaid accounts and subcontractors behind. Rarely, will they honor any long term warranty. You will find that the most qualified contractors are referred by your insurance company. As always, be sure to due your due diligence when selecting your roofing contractor.

Roofs have been composed of many different types of  materials from the beginning of time. From mud to to stones people have found ways to keep rain from entering their homes. Today, most homes are covered by shingles which are made from ceramic granules, fiberglass, and asphalt. These materials usually last in upwards of 20 years.

We recently had a new roof installed. The old roof was removed and the amount of debris was unexpected. Our plants and shrubs were damaged by all the falling shingles. The roofing contractor installed a great roof system, but his clean up skills were horrible. The roof project was completed two days later than anticipated.

While our new roof looks great, it was an unpleasant experience. Thank God that it will last for the next 20 years. In know way would I have changed the experience for I have learned so much. The next time I need a roof, I will choose my roofing contractor more wisely.
